Project Overview

Somers, Wisconsin, is set to welcome its first development west of I-94 this year, and Lee Mechanical, Inc. is on board, designing both the plumbing and electrical systems.

This 1.9 million square foot project by Flint Development includes a warehouse, manufacturing, and industrial center. The project will sit on the southwest corner of Highway E (12th Street) and the West Frontage Road, with two access points off each road. According to Flint development, the proposed three buildings are 701,754 square feet (building one), 701,754 square feet (building two), and 510,000 square feet (building three.)

Designed by Davidson Architecture & Engineering and under the direction of general contractor Brinkmann Constructors, this project is located on roughly 128 acres of land and will include flexible designs to accommodate a variety of tenants.

The goal of the project, according to Hunter Harris, Founder and Partner of Kansas City-based Flint Development, is to “deliver high-quality, attractively designed buildings that will lure users and surrounding development as well.”

Up to a dozen Lee expert technicians will be responsible for the location’s electrical and plumbing design and service, including:

  • Electrical distribution system
  • LED lighting and lighting controls
  • Fire alarm system
  • Roadway Lighting
  • Underground plumbing

The Trimble Total Robotic System will also be a critical component for the Flint 94 Commerce Center. This platform assists Lee technicians with properly placing all underground plumbing and all hangers for piping. This technology allows Lee techs to adhere to Flint’s accelerated construction schedule.

According to Lee’s Project Manager, Ron Morris, this project will involve challenges involving long lead times. “In today’s world, our team has experience handling any potential supply chain issues,” he shared. “We know how to plan and to think two steps ahead of the game, so we are prepared.”

The Flint 94 Commerce Center is set to be finished in the summer of 2023.
