Mechanical, HVAC & Plumbing | BIM + Prefabrication Coordination
Lee Mechanical is providing full mechanical, HVAC, and plumbing services for a new inpatient rehabilitation hospital under construction in Milwaukee, Wisconsin. The project is being developed by The Sanders Trust, a national leader in healthcare real estate development, and will be operated by Lifepoint Rehabilitation upon completion. The building owner is TST Milwaukee IRF LLC, with Brasfield & Gorrie, LLC of Birmingham, Alabama serving as the General Contractor.
This new facility represents a $34.5 million investment and spans 58,183 square feet, expanding access to high-quality rehabilitation services in the region.
Lee Mechanical’s Role
Lee Mechanical is responsible for HVAC, mechanical, and plumbing throughout the project. This is a fully BIM-coordinated project, and Trimble technology was used extensively to expedite underground layout, hanger placement, and roof penetrations. Design began in April 2025 with substantial completion scheduled for March 2026, an aggressive timeline that required tight coordination between all trades.
Healthcare facilities are notorious for congested above-ceiling space, and this project was no exception. Lee’s detailing team modeled mechanical, plumbing, and HVAC systems to ensure every inch of space was used efficiently without compromising functionality or serviceability. Prefabrication in Lee Mechanical’s shop helped streamline installation and reduce site congestion, a critical factor in a fast-paced schedule.
