Overview

A defined scope across fire sprinkler systems.

Lee Mechanical designs and installs new fire sprinkler systems, retrofits and upgrades existing systems, and provides NFPA 25 inspection, testing, and maintenance — with an emphasis on reliability, coordination, and long-term performance.

Fire Sprinkler System On Red Pipe For Fire Safety Concept

Fire Sprinkler Systems as Part of Life Safety

Fire sprinkler systems are one part of a larger life safety framework that may include:

  • Fire alarm systems
  • Monitoring services
  • Special hazard suppression systems
  • Inspection, testing, and maintenance programs

System effectiveness depends not just on installation, but on how these systems work together over time.

Fire Sprinkler System Capabilities

Lee supports a range of fire sprinkler system needs, including:

  • New system design and installation
  • Retrofits and system upgrades
  • System modifications and expansions
  • Coordination with building renovations or additions
  • Inspection, testing & maintenance to NFPA 25
  • Ongoing service and system support

This allows customers to address both immediate project needs and long-term system performance.

Design

New System Design and Planning

Successful sprinkler systems start with proper design and planning. Lee’s in-house designers lay out each system to NFPA 13 and coordinate it with your building, with a focus on:

  • SYSTEM LAYOUT AND DESIGN COORDINATION
  • LONG-TERM MAINTAINABILITY
  • WATER SUPPLY AND DISTRIBUTION CONSIDERATIONS
  • INTEGRATION WITH BUILDING STRUCTURE AND SYSTEMS
  • PLANNING FOR FUTURE EXPANSION OR MODIFICATIONS

The goal is a design that performs reliably, moves smoothly through plan review, and remains serviceable throughout its lifecycle.

Design · System Types

Supporting a Range of Sprinkler System Types

Fire sprinkler systems vary based on building conditions and environmental requirements. Lee supports:

Dry pipe systems

Wet pipe systems

Pre-action systems

temperature-sensitive or specialized environments

This ensures the approach aligns with actual operating conditions, not a generic design.

Installation

New Fire Sprinkler System Installation

From new construction to building additions, Lee installs complete wet, dry, and preaction sprinkler systems, with pipe fabricated by Lee and the work coordinated with your general contractor and other trades. Installation includes:

  • New construction and building additions
  • Pipe fabrication and staging
  • Coordination with the general contractor and other trades
  • Hydrostatic and acceptance testing
  • As-built drawings and closeout documentation

Every system is turned over ready for your fire official’s acceptance and set up for inspection from day one.

Installation · Retrofits & Upgrades

System Modifications, Retrofits, and Upgrades

Many projects involve working with existing systems rather than starting from scratch. Common scenarios include:

  1. Building additions or reconfigurations
  2. System modifications to match occupancy changes
  3. Outdated or undersized system components
  4. Repeated performance or reliability concerns
  5. Improvements driven by inspection findings or deficiencies

Lee helps evaluate existing systems and determine the most effective path forward—ranging from targeted modifications to larger system upgrades.

Inspection

Fire Sprinkler Inspection, Testing & Maintenance

Lee inspects, tests, and maintains wet, dry, and preaction sprinkler systems to NFPA 25. The standard sets a schedule that runs from weekly and monthly checks your staff can handle, through quarterly and annual inspections, to 3- and 5-year tests, and in Wisconsin the annual testing must be done by a state-credentialed tester. Service scope may include:

  • RECURRING SPRINKLER INSPECTIONS
  • FUNCTIONAL TESTING
  • FIRE PUMP INSPECTION & TESTING
  • SYSTEM CONDITION EVALUATIONS
  • DOCUMENTATION OF FINDINGS
  • DEFICIENCY IDENTIFICATION AND RECOMMENDATIONS

Inspections also watch for issues that build over time — corrosion in piping, obstructions affecting water flow, dry system performance, and fire pump reliability.

Long-Term Support

Maintenance, Repairs, and Follow-Up

Inspections are only part of the process. Many systems require follow-up work to maintain performance, including:

  1. Corrective repairs
  2. Component replacement
  3. System adjustments
  4. Performance troubleshooting
  5. Ongoing maintenance planning

A strong sprinkler program connects inspection results to clear, actionable next steps.

Long-Term Support · Performance

System Performance and Reliability

A sprinkler system must perform under real-world conditions—not just exist on paper. System performance is influenced by:

  • Water supply conditions
  • System design and layout
  • Equipment condition
  • Environmental factors
  • Ongoing maintenance and inspection

Lee’s approach focuses on building systems that perform reliably and identifying improvements when existing systems fall short.

Already have a system but unsure of next steps?

Lee can review system conditions, identify performance concerns, evaluate inspection findings, and plan upgrades or replacements.

Long-Term Support · Evaluation

Evaluating Existing Systems

Not every situation starts with a defined project. Many customers are working with existing systems and need guidance. This may include:

  • Systems with recurring deficiencies
  • Performance concerns identified during inspections
  • Expansion or reconfiguration needs
  • Questions about system capacity or reliability

Lee helps review system conditions and determine the right next step—whether that is inspection, service, modification, or replacement.

FREQUENTLY ASKED QUESTIONS

Fire Sprinklers, answered.

Projects may include new installations, system modifications, upgrades, and expansion work depending on system needs.

Yes. Many systems can be adapted or upgraded to meet new requirements or improve performance.

Inspection findings, performance issues, or building changes are common indicators that a system should be evaluated.

Yes. Sprinkler systems often work together with fire alarm and monitoring systems to support overall response.

It depends on the part. NFPA 25 calls for weekly or monthly checks of gauges and valves, quarterly checks of alarm devices, a full inspection and test every year, and internal inspections every five years. Your staff can handle the frequent visual checks, but in Wisconsin the annual testing must be done by a state-credentialed tester.

It’s a look inside the system. NFPA 25 calls for checking the piping for corrosion, buildup, or blockages, inspecting the inside of check and alarm valves, and replacing or recalibrating gauges. It’s usually scheduled with the annual inspection to limit downtime.

Fire pump inspection, testing coordination, and system-specific considerations can be part of a broader sprinkler service program.
